Property Selection Headache - Part 2

To continue from our previous article addressing on property facing, we now look at another aspect of property feng shui during selection.

In Singapore, most of us stay in high rise buildings – be it HDB or condominium apartments. During the process of buying (resale or new), some of us may be particular and have some ideal facing in mind (if you do).

Well, question is, when does this external view comes in to affect you in terms of feng shui perspective? With many BTO selection exercise and condo launches, potential buyers have often asked me questions pertaining to their house facing.

Among the sea of apartments in this urban jungle, which property has good external feng shui?
So in this article, I would run through an overview facings for home hunters for a better understanding. This will serve to give you a reference check (or red flag) if you may need to pay extra attention to your property’s facing regarding to its feng shui.
​Before I start, property fengshui aspects is derive from generally two areas:
  1. External. This means that what is outside of the property can influence your property and person staying in it.
  2. Internal. A formulated way of calculations based on facing and timing for the property. We can derive and find out the luck of the property (imagine: a property also has a set of bazi) and determine which area of the house is prosperous or has negative ‘qi’. Through this, what lies in the external of the property can trigger the prosperous/negative area of your property.
You can now see that external of property is quite important – since you cannot influence nor make changes to it.

Question is, when should I be concern of the external? 
​Let’s list down what are the typical facing one would see:
  1. Unblock view of field, garden or open space
This is generally a very good facing and enjoy good feng shui if you can face one. However, I would share with you that there are some potential issues. What happens if construction commences to build a new shopping mall or MRT? Overnight, good feng shui becomes bad feng shui.

      2. Pool or water view
​Generally good but it depends on a few factors. Depending on your property’s bazi, it is not guaranteed that if you face a pool, it means wealth. (Yes, swimming pool can trigger wealth luck) It is dependent on your property’s bazi chart. What kind of water features at the pool can also be good or bad. Examples. Think water fountain, waterfall etc.
It also depends on which floor you stay.

      3. Unblock facing roads
This is tricky. This is due to there are various possibilities depending on:
a. Your property faces a straight road with busy or no traffic
b. Your property facing a bend curve road
c. Your property faces a round about
d. Your property faces a split road (Y junction or T junction)
e. Your property faces a flyover or MRT/LRT track
f. If the traffic is oncoming to your house or away

​These are some of those in consideration. Again, height and noise level also plays an important factor.

     4. Unblock view facing landed house
​This can be nice and some condo enjoys such facing. This however, can be tricky and would depend on the façade of the properties you are facing. Height of your property matters too.

​I usually feel this applies to the top 2 stories of the block. Typically, units here may enjoy good view and are windy. However, units here are prone to negative feng shui depending on what lies opposite you in other property apartment your property faces.

   6. Block view facing other buildings or apartments
​By comparison, this seem to naturally be a less favourable facing. But fret not, depending on your property’s bazi chart, this can actually be a good thing to trigger good luck.

​If you are still with me (Yes, I know it’s a long article), I hope the above listed gives you a good perspective of various facing by breaking down into various categories and when you should pay extra attention.
Certainly, the above listed are not exhaustive and there are other kind of facing though less common. It is especially challenging for the untrained eye if it is a new property sale where you only have the site plan for reference.

Property Selection Headache - Part 1

​I receive some questions as this buyer faces some dilemma of choices for her BTO selection exercise at Kim Keat. One of her question was, among the choice units (circled in red), the buyer was not sure where is the main facing. Is this determine by the main door? Isn’t it the same?

If you are a new home owner, this can come across as confusing. Most people are often unsure and understandably make assumption.

Why is this important?

Importance of main door and front facing of property differences
The main door is like the mouth of the house and qi to the house is 'received' in from here. As such, it is hence critical and need to be at a prosperous sector of the house with good qi. It is afterall considered as 阳宅三要 - '3 must haves' in a residential property.

The prosperous sector of the house is then determined by where the property faces. How do you determine that? A rule of thumb is to take the property's side with the most window facing. This facing usually also has more movement. (e.g. facing main road, or facing a park) This is one of the area which we use to as part of our process to determine the fengshui grading of the property.

Hence, the front facing of the house is not the same as the main door.

Newly launched property - can I already check its feng shui grade?

Recently, I notice there were various new BTO projects being launched at one time. Imagine as a new home buyer (applies to new condo as well), one would be faced with a glut of choices. If this is not overwhelming enough, adding in various criteria and priorities such the type of layout, number of rooms, facing and pricing… the list goes on.

Well, if you add feng shui to part of the selection, the considerations get even more mind boggling.
If you are concern or on the fence over feng shui matters, should you be particular about it at this point while getting your new home?

I thought it may be useful to share the "what" and "how", and some things a layman may wish to know when getting their dream house. 


Each property’s feng shui has influence on the wealth, health (most of you would know these 2) as well as relationship aspect of occupiers too. The key to this depends on its surrounding, floor plan layout and time factor.

So when choosing your choice units, some examples you should be aware of:
  1. Do you know what “sha-qi” is outside of your choice unit’s facing? (e.g. T-junction)
  2. Which level is more ideal to avoid “sha-qi”?
  3. Is water (swimming pool/ water feature/ river facing) definitely good if your unit faces it?
  4. Which floor plan is better or to avoid?
  5. When would the flat receive TOP?

The above are some questions one may wish to consider before committing. 

Imagine if you are buying any of the BTO units per below (image A), some considerations are:

     a. there are 3 different facing from this block, which facing has better feng shui grade?
     b. this block faces a river, which unit can tap on this river for wealth luck?
     c. are there any units to pick or to avoid?

It is a big plus if you are able to already select one unit that has a better feng shui during this selection stage.

​Don’t most homebuyers only engage for feng shui related service when the house is ready?
Yes. Presently, most home buyers that I notice are buying first before checking on feng shui aspect. However, in the event of having a house with a less than desired feng shui, feng shui remedy would have to be implement. Some feng shui issues do not have remedies.

So if we put things in perspective, one can avoid units with negative feng shui. It is certainly always better to have a unit with average or excellent feng shui than one that requires patches/remedies later.

Which unit is best (or best to avoid) based on this site plan?

How can you get units with good feng shui before even construction?
Base on the facing, surrounding of site plan, along with the unit’s floor plan, we can ascertain and assess the likely feng shui grade quality. This allows us to filter which unit is better based on a preliminary assessment approach. 

An assessment audit process revolves on:
  • Surrounding and facing (e.g. roads, river, swmming pool, design of block etc)
  • Floor plan (basing on feng shui principles and calculations) 
  • Time factor (when is the house's completion makes a difference)

In fact, by filtering out units with negative feng shui, that is half the battle won!

In summary, buying a house in SG is always possibly the highest priced item you would pay in life. Not to forget, you would spend years staying at this house of yours. By understanding the feng shui of your unit, one can certainly benefit from a better feng shui grade unit or property. On the flip side, you can also avoid property units with poorer grade of feng shui.
